PROPERTY INVESTORS SHIFT STRATEGIES FOLLOWING FEDERAL BUDGET

Australia's property investment market is entering a new phase, with investors changing strategy rather than abandoning property altogether, according to Focus Property Group.

Following the recent Federal Budget, the company has recorded a 46% increase in investor enquiries, with finance brokers, accountants and financial planners seeking guidance for clients navigating the changing investment landscape. Focus Property Group Director André Knott, recently featured on the front page of The Australian discussing the market changes, said investor confidence in residential property remained strong despite policy uncertainty.

"The biggest shift we've witnessed isn't investors leaving the market. It's investors changing strategy," Mr Knott said.

"Australians still believe in residential property. They're simply becoming more selective about where they invest. The conversation has shifted from whether to invest, to where the best opportunities now exist."

Mr Knott said experienced investors were generally retaining existing portfolios while directing new acquisitions towards newly built homes, where important tax and depreciation benefits continue to apply. He said investors were placing greater emphasis on cash flow, long-term fundamentals and housing supply than short-term market sentiment.

"Governments change policy, interest rates rise and fall, but quality residential property has consistently proven its ability to create long-term wealth for disciplined investors," he said.

With Australia's population continuing to grow and housing supply remaining constrained, Mr Knott believes competition for quality new homes is likely to intensify as more investors adapt their strategies to the evolving market.
